About Us

Focusing on areas of identified housing need, it is our philosophy to actively engage with the key stakeholders to carefully design schemes that accord with the local character of an area. 

Working constructively with Landowners, Agents, Communities, Residents Groups, Parish Councils and Local Planning Authorities, we aim to achieve a desirable development that meets local needs, as well as providing community benefit.

As part of our service, Falcon creates an uplift in value of land through achieving a planning consent. All costs and risk will be taken on by the company, with no financial outlay required for the landowner.

After initial consultation we will begin to form a consultant team, to be appointed by their expertise and experience with both the relevant planning authority and requirements of the design.

Consultants will include -architecture, planning, drainage, highways, visual, environmental, ecological and legal.​

Through our relationships with local estate agents and market research companies, we will evaluate the value of the development and most suitable open market sales method to create the best value.

Self-Build Plots

A pre-application has been submitted for a linear development of two self-build plots, each with their own individual access, along the Guildford Road in Alfold.

Local Plan Allocation

A proposal for approx. 80 dwellings is being promoted alongside proposed allocations as part of the draft East Hampshire Local Plan.

An extra care retirement proposal for up to 60 homes and associated facilities is being promoted through the draft Surrey heath Local Plan following a pre-application submission.

A proposal for up to 50 homes is being promoted within the draft East Hampshire Local plan and a pre-application will shortly be submitted in support of the scheme.

Affordable Homes

The development is being promoted as an 'exception' site for 20 affordable homes for residents locally connected to Hook Parish and unable to afford open marke housing.

Self-Build Plot

A pre-application has been submitted for a single self-build plot to address the Council's identified shortfall against the Self-Build Register.



Basingstoke & Deane

Retirement Homes

A legacy development of retirement homes comprising bungalows and maisonettes for the villagers of Overton is being promoted through the updated Overton Neighbourhood Plan.

Custom Build Homes

A 'custom build' development proposal allowing purchasers to influence the design of their homes is being promoted in the draft Winchester Local Plan.

Affordable Homes

Working with Sovereign Housing Association a planning application for 20 affordable homes has been submitted and due to be determined in Spring 2024.




Self-Build Plot

A pre-application has been submitted for an infill self-build dwelling in the greenbelt.

Integrated Retirement Community

In supporting the promotion of the site for development an Integrated Retirement Community for 84 homes and onsite facilities was secured by Retirement Villages.

An allocation was secured in Guildford Local Plan for 62 dwellings. The site was subsequently sold to Bellway Homes.

Open Market & Affordable Homes

Promotion of the site led to planning  for 35 dwellings and a communal car park. The site was sold to Charles Church.

Planning was secured for two luxury homes in the conservation area and sold to Build It Developments.

Bespoke Homes

Working with the landowners, planning was secured for three detached family homes and built by Oakford Homes.




Affordable Homes

Operating as part of the promotion team, a scheme for 27 affordable homes is due to be determined at Q1 2024.



South Oxfordshire

Integrated Retirement Community

As part of a joint venture with Retirement Villages, an extra care Integrated Retirement Community of 65 dwellings was secured.



South Downs National Park

Local Plan Allocation

An allocation was secured in South Downs Local Plan for 30 dwellings and a village hall, which was sold and built by CALA Homes.




Local Plan Allocation

Falcon worked with Danescroft to acquire part of Swindon's eastern allocation that secured planning for 220 homes.



South Downs National Park

Neighbourhood Plan Allocation

An allocation for 20 homes was achieved in the Twyford Neighbourhood Plan, with Alfred Homes taking on the planning submission.
